Local context

Why South Parker Homes Need Film

What we see on South Parker glass, and what film actually changes about it.

New construction with more glass than shade

South Parker's newest subdivisions were built for light — two-story windows, transoms, and wide rear elevations facing the plains. The trees planted with the houses won't shade anything for another decade, so the glass takes the full solar load right now. Film is the practical stand-in for that missing canopy.

Open plains exposure on the east side of town

Out toward Franktown and the Pinery there's very little built environment to break up the light. Homes catch strong morning sun on the east and hard low-angle sun on the west, which is why so many south Parker houses have one hot room in the morning and a different one at dinner.

Larger lots, longer window runs

Lot sizes grow as you move south and east out of central Parker, and so do the houses. Longer elevations mean more linear feet of glass tracking the sun through the day, so we usually quote by exposure — west and south first — rather than trying to treat every window at once.

Ten minutes from our shop

South Parker is the fastest drive we make. That makes free on-site estimates easy to schedule, and it means follow-up visits, warranty checks, and adding a second phase of windows later are all simple to arrange.

Problem / solution

The Problems Homeowners Call Us About

If one of these describes a room in your house, film is usually the shortest path to fixing it.

One room is always hotter than the rest of the house
Solar control film applied to the glass in that room reduces the heat coming through it, which evens out temperatures without touching your HVAC.
West-facing windows are unusable from 3pm on
West glass takes the hardest low-angle afternoon sun in Colorado. A heat-reduction film on those windows keeps the room livable at the exact hours it isn't now.
Glare on the TV and screens
Glare-reduction film cuts the reflected brightness coming off big glass so you can leave the blinds open and still see the screen.
Floors, rugs, and furniture are fading
Window film blocks 99% of UV, the largest single contributor to fading. It slows fading dramatically on hardwood, rugs, leather, and artwork.
Neighbors can see straight in
A reflective or dark privacy film gives strong daytime privacy while you keep your view out. Frosted film is the option for bathrooms and sidelights that need privacy day and night.
Floor-to-ceiling glass and sliding doors
Large glass walls, patio sliders, and sunrooms are where film does the most work — the more glass, the more heat and UV there is to control.
Blinds solve it, but block the view
Film works with the glass instead of covering it, so you keep the view and the daylight you paid for when you bought the house.

Questions

South Parker Window Film Questions

Do you serve south Parker and the Pinery?

Yes — south Parker, the Pinery, Timbers, Idyllwilde, and the neighborhoods toward Franktown are all a short drive from our Castle Rock shop, and estimates there are free.

My house is brand new. Do I still need window film?

Often yes. New homes have more glass and less mature landscaping than older ones, and new low-E windows still pass through a lot of infrared heat. Filming is also the cheapest way to protect brand-new floors and cabinetry from UV fading.

Can you film tall two-story windows?

Yes. Two-story great room glass and transoms are among the most common jobs we do in south Parker, and we bring the access equipment the height requires.
